Single-storey extensions help to create more space on the ground floor of your home and offer a flexible way to change the layout or feel of your property. Whether it’s to create an open plan kitchen diner, utility room, office or gym, a single-storey extension can be a cost-effective option to create the home you’ve always wanted. You’ll also have the opportunity to add new features to your home, such as roof lights, bifold doors, floor to ceiling windows and more. This type of extension can be built on the front, side or rear of your home depending on the space available to you.

Double-storey extensions help to extend your home on the downstairs and upper floors of your home, giving you additional areas for new rooms or spaces. Adding a double-storey extension can help transform your home and may be a more viable option than moving into a larger property, as the costs may be cheaper. This cost of double-storey extensions can sometimes be comparable to single-storey extensions, meaning that it’s worth considering the additional floor if you need an extension and have the space.

Semi-detached extensions are specifically for semi-detached houses and are usually built on the rear, front or side of the property that isn’t attached to another building. Terraced house extensions are any extensions on a terraced house, either as single or double-storey builds. Porch extensions create an additional area to greet guests, store coats and shoes, and help to free up room in other areas of the property.

Oak frame extensions are a specific style of extension that are built using oak or timber materials. They can be adapted to be modern or more traditional, focusing on adding additional space into your property that is light and stylish. Oak frame extensions are often added to the side or rear of a property and created to extend kitchen and living spaces or an orangery room. They may be a more expensive option than brick extensions, but this also means the value added to your property will be greater. Oak frame extensions can be built as both single and double-storey, and they’ll often be structurally independent of the property it’s being added to.

What’s required to build an extension?

Before starting any of the building works, you’ll need pre-approved plans from an architect. These plans set out exactly what your extensions will look like and will ensure that any build adheres to applicable regulations and that you’ll be getting the space you dreamt of. If you do not have these plans already, building works cannot occur. We can recommend architects that have been helping our previous customers if you would like some advice on this.

The extension building process explained

To help anyone considering extending their property, we’ve outlined the process that you’ll need to follow. Every extension project is unique, which means the exact route you take through this process may very slightly, but as a general rule, this is what you can expect for home extensions:

Pre-approved designs

Before any building can commence you’ll need to work with an architect and obtain designs that have been approved. These plans provide the complete scope of work required for us to begin the build process.

Extension finishes

It’s advantageous for you to provide us with the types of finishes you’d like included in your build, as this will help us to establish an accurate timeline and price. This includes features such as floor coverings, decorations, joinery, electrical points and more.

Project agreement

After contacting us with your designs, we’ll discuss the price of the build, project start date and any other aspects of the project that need to be considered before any building can commence.

Extension build

We’ll start work on the build on the agreed start date unless any outside factors such as weather don’t allow us to begin. Your extension will be fully project managed, and you’ll be communicated with throughout the build with progress reports and invitations to view the works at several stages throughout the duration of the build.

Snag report

Towards the end of the project, we’ll invite you to join us and complete an inspection to highlight any areas that need attention. This gives you the opportunity to view our work before signing off the project, and many of our projects are completed with very few or no snags reported.

Extension completion

Following the completion of your extension, we’ll handle any relevant installation certifications and contact building control on your behalf (where relevant). We’ll ask you to sign off the project once you’re happy, and we’ll make sure your property is cleaned and presentable for you to start using the space.

How much does an extension cost?

The cost to build an extension will vary per project. This is because there are many variables such as size, the land it’s being built on, where it’s being built, the materials you’d like to use, finishing, and other elements that will vary per customer. Once you have sourced pre-approved plans, we will be able to provide you with a an estimate to help guide you on the price. We’ll talk you through every step of the build and the associated costs to help you understand where your money is being spent and whether you’d like to opt for more expensive or cheaper options in certain areas to keep the budget in line with your expectations. Once you’ve finalised your decision making, we can provide you with a formal quotation with an itemised list to help you see the final cost to build your extension.
